The workbook has three tabs. Loan Setup holds your loan amount once - every percent-of-loan calculation on the other tabs references this single cell.

Itemized Fees is pre-filled with the standard closing-cost lines by section: origination (loan origination fee, application fee, underwriting fee), title & escrow (title search, title insurance, escrow/closing fee), government recording & taxes (recording fee, transfer tax), and prepaid items (prepaid interest, homeowners insurance, property tax escrow). Enter each amount and section totals plus percent of loan calculate automatically.

Lender Comparison puts the same fee line items side by side for two lenders, with a delta column showing exactly which lender is cheaper on each line and in total - the piece missing from every static PDF fee form.

Auto-totaling worksheet versus the static PDF fee forms

The current top search results for an itemized fee worksheet are almost entirely static, non-calculating PDF forms from lenders, government agencies, and form libraries - fill-and-print documents with no formulas at all.

Does this replace my official Loan Estimate or Closing Disclosure?

No. This worksheet organizes and totals fee numbers you enter from those documents - it's an educational planning and comparison tool, not a substitute for your lender's official disclosures.

Can I use this in Google Sheets?

Yes. Upload the downloaded file to Google Drive, then open it and choose File > Save as Google Sheets. All three tabs and every formula keep working.

Can I add fee lines beyond the pre-filled list?

Yes. The Itemized Fees table has 30 rows total, so add your own lines below the pre-filled ones and assign each a Section from the dropdown so it rolls into the correct section total.

How is percent of loan amount calculated?

Each fee's amount divided by the loan amount entered on Loan Setup. It's IFERROR-protected, so it stays blank instead of showing an error before you enter a loan amount.

What does the delta column on Lender Comparison mean?

Delta is Lender B's amount minus Lender A's amount for each fee line - a negative delta means Lender B is cheaper on that line, a positive delta means Lender A is cheaper.

What's the usage license?
