What's in the free rental P&L template

The free version is a single 12-month profit and loss sheet for one property: rental income and your expense categories, laid out month by month with a running annual total. It's built to answer the basic question every landlord asks monthly — did this property make money?

It doesn't include a loan amortization schedule, so it won't split your mortgage payment into principal and interest automatically, and it doesn't calculate cash-on-cash return or DSCR (debt service coverage ratio). Those are the pieces that move you from 'is this profitable' to 'is this a good investment relative to what I put in.'
