AIA owns the copyright on the actual G702 Application and Certification for Payment and G703 Continuation Sheet. This template is built in the same layout and logic that GCs and subs use to prepare their numbers - it is a G702/G703-STYLE worksheet, not a licensed AIA document.

Many general contractors accept a workbook like this one for preparing and reviewing pay application numbers; others require the actual licensed AIA form for the official submission. Check your contract and your GC's requirements before you decide which one you need for the final document you submit.

What's inside the template

The Continuation Sheet is a 40-row schedule of values: one row per line item, with columns for the scheduled value, prior applications, this period's billing, and stored materials.

The Application Summary tab mirrors a G702-style cover sheet: contract sum, change orders, retainage percentage, and the math that gets you from completed work down to the current payment due.

Together the two tabs give you everything you need to prepare a progress billing package for a project, whether or not the final document you submit is the licensed AIA form.

What calculates automatically on the continuation sheet

For each line item, completed-plus-stored, percent complete, and balance to finish calculate the moment you enter the scheduled value, prior applications, this period's amount, and stored materials. You don't write or copy a single formula.

The Application Summary totals scheduled value, completed-plus-stored, and balance to finish across every line item, and computes retainage withheld and total earned less retainage from the percentages and dollar figures you enter.

What you still enter by hand between applications

This template does not carry forward prior applications automatically from one pay period to the next. Each time you prepare a new application, you enter that period's "prior applications" total yourself, based on what was billed and paid on the previous one.

The same goes for the "less previous certificates for payment" line on the Application Summary - it's a field you fill in from your own records, not a running total the workbook tracks across applications for you.

That keeps the file simple and auditable: every number on a given application is either a fresh entry for that period or a calculation from entries on that same sheet, so there's no hidden cross-application logic to get wrong.

Who this template is for

General contractors and subcontractors who bill owners or GCs on a schedule-of-values basis and want their pay application numbers organized before they transfer them to the official AIA form, or to a GC that accepts a workbook like this directly.

It's also useful for project managers who want a quick way to see percent complete and balance to finish across every line item on a job without opening dedicated construction accounting software.

How to use it

  1. List your schedule of values in the Continuation Sheet - one row per line item.
  2. Each period, enter prior billings, work completed this period, and stored materials.
  3. Copy the continuation totals into the Application Summary to compute retainage and payment due.
  4. Enter the prior applications total and previous certificates figure by hand each period - they are not carried forward automatically.

Is this an official AIA G702/G703 form?

No. This is a G702/G703-STYLE worksheet for preparing your billing numbers, not the licensed AIA document. Many GCs accept it as-is; others require the official AIA form for the final submission, so check your contract.

Can I use this in Google Sheets?

Yes. Upload the downloaded file to Google Drive, then open it and choose File > Save as Google Sheets. All the totals keep working.

Does it carry the prior applications total forward automatically?

No. You enter the prior applications amount and the previous certificates figure by hand on each new application, based on your own billing records. Percent complete and balance to finish do calculate automatically within a single application.

Is this template really free?

Can I add my company logo and change the formatting?

Yes, it's a standard Excel/Google Sheets file. Add a logo, adjust columns, or change fonts - just be careful not to overwrite the formula cells in the computed columns.
